Get fully underwritten, not just pre-qualified
In Indian River County, sellers weigh the strength of your financing as heavily as the price. A fully underwritten pre-approval from a local lender tells a seller your loan is unlikely to fall apart.
Budget for insurance early
Wind mitigation, flood zone and roof age drive Florida insurance premiums more than the loan itself. Ask for quotes before you go under contract, especially on barrier island and riverfront homes.
Understand your true monthly number
Principal and interest are only part of it. Add property taxes, homeowners and flood insurance, HOA or club dues, and lawn or pool service to see the real cost of ownership.
Ask about local loan programs
Florida Housing offers down payment assistance and first-time buyer programs, and some condo and club communities require specific loan types. A local lender knows which product actually closes here.
Lock with the calendar in mind
Rate locks are usually 30 to 60 days. Match the lock window to your closing date so an extension fee does not appear at the closing table.
First-time buyer checklist
- 1Write down your must-haves: bedrooms, garage, water access, single story, school zone.
- 2Pull your credit and clear small collections before applying for a mortgage.
- 3Save for the down payment plus roughly 2 to 3 percent in closing costs.
- 4Get a written pre-approval from a lender who closes loans in Indian River County.
- 5Tour at least two neighborhoods at different times of day before committing.
- 6Review HOA or club documents, dues and rental rules before the inspection period ends.
- 7Order a home inspection, wind mitigation and four-point inspection where required.
- 8Confirm the flood zone and get an insurance quote in writing.
- 9Do the final walkthrough with the seller's repairs list in hand.
- 10Schedule the closing, wire funds only to a verified title company account, and bring photo ID.
